The registration number in France

Are you listing a short-term rental in France on Roomlala? Since the law of November 19, 2024, a registration number is progressively required for tourist-furnished accommodations. Don't worry: here is everything you need to know to stay compliant and continue renting with peace of mind.

What is the registration number?

The registration number is a unique 13-character identifier (11 digits followed by 2 alphanumeric characters, for example 75012345678AB), assigned when you declare your property as a tourist-furnished accommodation. The first two digits correspond to your department.

This number allows municipalities to track properties offered as short-term rentals in their territory. It must appear on all your listings published online, whether on Roomlala or another platform.

Who is concerned?

On Roomlala, the registration number is required for listings that meet these three conditions:

  • the listing concerns an Entire home (and not a Homestay, Shared housing, or Guest room);
  • the minimum stay duration is less than 30 days (short-term rental);
  • the property is located in a municipality subject to the registration obligation.

Many municipalities are affected, including Paris, Lyon, Marseille, Nice, Bordeaux, Nantes, Toulouse, Strasbourg, Lille, Annecy, Biarritz, La Rochelle, or Saint-Malo. You do not need to check this list yourself: Roomlala automatically detects if your listing is affected and invites you to provide your number directly from your listing.

Good to know: even if your listing is not subject to the obligation, you can still provide a registration number if you have one.

When is the number mandatory?

The obligation is now in effect. An affected listing for which the registration number is not provided and validated is automatically paused on Roomlala until a valid number is provided and verified.

Our advice: provide your number as soon as possible to avoid any interruption to your listing's visibility.

How to obtain your registration number?

The process is carried out online, regardless of your municipality, thanks to the national online service set up by the government:

  1. Go to the official website Declare a tourist-furnished accommodation.
  2. Create an account or log in if you already have one.
  3. Fill out the form by providing the information about your property.
  4. Validate your declaration: your registration number will be assigned to you.

Some municipalities (notably Paris) also have their own registration system, accessible on the city hall's website. In this case, you can also use your municipality's online service if you prefer.

How to provide your number on Roomlala?

Once you have obtained your number, here is how to submit it. This step also requires supporting documentation, as your number is verified by our team before being validated.

  1. Log in to your Roomlala account.
  2. Go to My listings, then click on the relevant listing.
  3. Open the "Settings" tab of your listing.
  4. In the section dedicated to the registration number, enter your number (13 characters).
  5. Click on "Upload a document" to attach your proof (declaration receipt, certificate from the town hall, etc.). Accepted formats are JPG, PNG, GIF, and PDF, within a 30 MB limit.
  6. Click on "Send for verification".

Your listing will then display the status "Verification in progress": our team is checking your proof. You will receive an email as soon as the verification is complete.

If your number is validated, it will appear on your listing and it will remain (or become) visible. If it is rejected, the email will inform you: simply correct your number or your proof, then resubmit it.

Need to change your number later? Return to the "Settings" tab of your listing and click on "Edit". A new verification will be performed.

What happens if I don't provide my number?

French regulations provide for sanctions in case of non-compliance:

  • up to €10,000 fine in case of failure to register a tourist-furnished accommodation;
  • up to €20,000 fine in case of false declaration or use of a fake registration number.

On Roomlala, an affected listing without a validated registration number is automatically paused until a valid number has been provided and verified. Don't panic: as soon as your number is provided and verified, your listing becomes visible again.

Good to know

  • The registration number only concerns short-term rentals (less than 30 days). If you offer your property for stays of 30 days or more, this obligation does not apply.
  • The obligation targets Entire homes. If you rent out a Homestay, a Guest room, or a spot in Shared housing, your listing is not affected by this pause.
  • If you rent out your primary residence, the maximum rental duration is 120 nights per year (or 90 nights in certain municipalities located in strained areas).
  • On Roomlala, changing the address, minimum stay duration, or rental type of your listing will automatically re-trigger the verification of your status.
  • In case of a change of address for your property, remember to update your declaration: a new registration number may be assigned to you.
